Zoning Board OKs Hotel-Restaurant Parking Plan
Greenfield Zoning Board approves hotel-restaurant parking, trims a Dollar Tree sign request nearly in half.
Zoning Board · Meeting of September 10, 2026
Greenfield Zoning Board approves hotel-restaurant parking, trims a Dollar Tree sign request nearly in half. The board voted 5-0 to grant DVR Greenfield LLC a special permit for 236 parking spaces at a proposed 92-room hotel and Longhorn Steakhouse at 125 Mohawk Trail, despite a resident's letter arguing the plan oversupplies parking by roughly 40 spaces beyond peak demand. Planning Board Chair Jeff Souser, speaking as a private citizen, urged a more "urban" design; the applicant said the underground utility easement made that impossible.
The board also voted unanimously to extend Greenerside Holdings' cannabis cultivation special permit at 180 Laurel Street 12 months, to October 2027, after the company cited deeper-than-expected bedrock and roughly $400,000 in potential redesign savings. For 107 Main Street, the board cut Dollar Tree's requested 96.31-square-foot wall signs to 50 square feet each with 24-inch letters, siding with Greenfield's mayor, who called the original request "excessive and out of character."
